Il progetto si sviluppa lungo tutto il lotto messo a disposizione, e prevede un accesso sia da Hemsworth Street sia da Ivy Street attraverso un percorso interno che le collega. L'edificio si compone di tre parti distinte, che aggregano funzionalmente i differenti spazi previsti e che parlano un linguaggio architettonico anch'esso diverso, che rimanda a momenti cruciali della storia della città e del quartiere: così come Londra è un insieme coerente di linguaggi e architetture sedimentate nella storia, anche questo edificio si costruisce per elementi distinti e riconoscibili.
Lungo il lato ovest si sviluppa la successione volumetrica del “fronte vittoriano”: le proporzioni architettoniche e il linguaggio tipico di quest'epoca, che già caratterizzano il quartiere di Shoreditch, vengono rielaborati in chiave attuale negli edifici entro i quali trovano posto le aule per le lezioni frontali, gli spazi della presidenza e degli uffici del personale, spogliatoi e bagni. Parte di questa successione è il volume che ospita la zona ristoro, pensata per essere funzionalmente collegata alla scuola ma fruibile anche come elemento separato dall'esterno. Il fronte di questo edificio prospetta su uno spazio aperto utilizzabile per eventi outdoor ed è caratterizzato dalla presenza di brise soleil composti da pannelli fotovoltaici. Sul lato opposto si trova il volume più astratto dei laboratori, pensato come un monoblocco, una scultura solcata da tagli di luce irregolari, entro la quale gli spazi destinati alle attività degli studenti sono pensati come atelier polifunzionali e flessibili: ai piani più bassi, più bui, i laboratori di cinema e fotografia con i relativi servizi, ai piani più alti, più luminosi, quelli di pittura e scultura. Il piano terra è uno spazio collettivo, coperto e percorribile, da destinarsi ad esibizioni e mostre all'aperto. Fa parte di questo volume anche il corpo più basso dell'ingresso e reception della scuola.
Tutti questi elementi sono funzionalmente collegati dal volume vetrato centrale, la spina dorsale dell'intero progetto, in cui l'uso del ferro e del vetro ricorda l'epoca del Crystal Palace, a cui si aggiunge la torre del corpo scala, elemento distributivo verticale, le cui superfici di lamiera stirata diventano il manifesto della scuola integrandosi all'immagine generale che il quartiere da di se attraverso la street art.
La nuova scuola d'arte si propone quindi come un edificio dall'immagine poliedrica, che riassume in se la vivacità del quartiere che la ospita, specchio di una città che da sempre riesce a tenere insieme tradizione e dinamicità. L'architettura di questo edifico inoltre è permeabile, e lascia spazio a diverse aperture verso la vita del quartiere, offrendo degli spazi aperti che possano ospitare eventi ed iniziative fruibili anche dalla comunità esterna.

The project develops itself into the whole available area, providing for an access from Hemsworth Street and Ivy Street both, through an interior path connecting them. The building is composed of three different parts, which functionally aggregate the different expected spaces; these three parts also talk different architectural languages: those languages refer to key moments of the history of the city and of the district. As London is a coherent set of languages and architectures layered in the history as this building is assembled by distinct and recognizable elements.
Along the western side is the volumetric sequence of the “Victorian facade”: the architectural proportions and the typical language of that age, which formerly characterized Shoreditch, are re-elaborated and actualized into the buildings where are arranged classrooms for lessons, offices and the presidency, bathrooms and the looker room for staff. The volume containing the restaurant is part of this architectural sequence: it was thought as an area functionally connected with the school but also usable like a separate element from the external consumers. The facade of the restaurant faces on an open space usable for outdoor events and is characterized by brise-soleil made of photovoltaic panels. At the opposite side there is the volume of the laboratories, thought like a monobloc, a sculpture cut through irregular light incisions, where the inside laboratories are polyfunctional and flexible workshop spaces. At the lower floors, which are more dark, there are the film and the photography laboratories with their services, at the higher floors, which are more well-lighted, there are painting and sculpture laboratories. The ground floor is a collective space, wide open and walkable, usable for outdoor exhibitions. It is part of this conceptual volume also the lower building that contain the entrance and the reception of the school.
All these architectural elements are functionally connected by the glass central volume, which is like a spinal column of the entire project, where the use of iron and glass refered to the Crystal Palace age; next to this horizontal distribution's element there is the tower of the vertical distribution, whose surfaces made on lath stamped plate become the poster of the school, using the language of the street art that is so famous in the district.
The new art school propose itself like a multifaceted building, which reflect the vivacity of the district that house it, mirror of a city that always hold tradition and dynamism togheter. Furthermore this building is permeable, and it allow different openings toward to the district's life, offering open spaces suitable for events and initiatives which could hold together the school life and the city life.
